What type of framing system do you use?

Our barndominiums and metal buildings utilize a structural steel frame with a durable metal exterior shell. Interior living spaces are framed using traditional wood framing. This hybrid system combines the strength and longevity of steel construction with the flexibility and comfort of conventional residential interiors.

What insulation methods do you recommend?

Our barndominiums and metal structures utilize vinyl-backed insulation within the metal shell system to assist with condensation control and moisture management. In the roofing system, we install R-38 insulation to help regulate temperature and improve overall energy performance, while using R-13 in the walls. 

In certain interior applications, batt insulation may also be used as a sound barrier between living spaces and shop or garage areas.

All insulation systems are selected to align with Florida building code requirements and the performance demands of Florida’s climate.

What roofing and siding systems do you use?

We use engineered metal roofing and siding systems designed for durability and long-term performance. Warranty coverage varies by manufacturer, and we review material warranty details during the planning phase so clients understand long-term expectations.

How do you address moisture control, condensation, and ventilation?

Florida humidity makes moisture management critical. We incorporate appropriate vapor barriers, ventilation methods, and insulation systems to help control condensation and airflow. Our goal is to deliver a structure designed to perform reliably in Florida’s climate conditions.

What foundation types do you offer?

Most of our projects utilize a monolithic concrete slab foundation. This system provides structural strength, efficiency, and long-term durability while meeting local soil conditions and Florida building code requirements.

Do you build to energy-efficient standards?

Yes. All projects are built in compliance with Florida building code requirements, which include energy-efficiency standards. Proper insulation, ventilation, and system planning are incorporated to support long-term performance and comfort.

Yes. We can coordinate pre-wiring for solar installations, electric vehicle charging stations, and smart home technology during the construction process. Planning ahead allows for smoother and more cost-effective upgrades in the future.

For projects that include attached workshops or garages, we incorporate appropriate framing techniques and insulation methods to help reduce sound transfer between living and workspaces.

Who will be my day-to-day point of contact?

How often will I receive updates?

We provide structured updates at major project milestones so you remain informed as each phase of construction is completed. Clear communication is a priority throughout the build. If additional check-ins are requested, we are happy to provide more frequent updates to ensure you feel confident and informed.

How are weather delays or supply-chain issues handled?

Florida weather and material availability can occasionally impact construction schedules. If delays occur, we communicate promptly and adjust timelines as needed while keeping you informed of next steps.

 

Pricing, Contracts & Payment Structure

 

Is pricing fixed, cost-plus, or allowance-based?

Our pricing structure may include a base price per square foot along with allowances for finish selections. This approach provides flexibility while maintaining cost transparency. Any changes outside the agreed scope are handled through documented change orders.

 

What is included in the base price?

Project inclusions vary based on scope and design. During the proposal phase, we clearly outline what is included, what falls under allowances, and any exclusions so expectations are aligned before construction begins.

 

What is the payment schedule?

Payment schedules are typically milestone-based and coordinated with your lender when a construction loan is involved. Draws are requested as major phases of the project are completed. All payment terms, milestone expectations, and draw procedures are clearly outlined in the contract prior to the start of construction to ensure transparency.

Do you assist with construction loans or lender coordination?

We can coordinate with lenders as needed during the construction process and provide required documentation to support construction loan approvals and draw requests.

Warranty, Walkthrough & Post-Build Support

 

What warranties are provided?

Manufacturer warranties apply to specific materials, and workmanship warranty coverage is outlined in your contract. We review all warranty details with clients prior to project completion.

Do you provide a final walkthrough and punch-list process?

Yes. A final walkthrough and punch-list process is completed prior to project closeout to ensure all agreed-upon items are addressed.

How are post-build issues or warranty claims handled?

If warranty concerns arise, clients can contact us directly. We review the issue and coordinate next steps in accordance with the warranty terms outlined in the contract.

What should I expect in the first year of ownership?

New construction homes may experience minor settling and adjustments. We guide clients on what is typical and address covered items per warranty terms to ensure a smooth transition into ownership.
